Description
Lowe's Home Centers filed several lawsuits to appeal the assessed values for four separate owner-occupied stores in Sarasota County, Florida. The property owner's appraisal reports included elements of the “dark store" methodology, with support from a Big Box Transaction Analysis report for adjustments and analysis. While preparing for trial, assessor's counsel and fee appraiser Shawn Wilson, MAI, identified several red flags in these big box appraisals. This presentation covers the process of researching and rebutting those red flag appraisal issues. The cases were set for trial in 2023 but settled in mediation.
