Description

This paper sets forth specific issues that real estate tax counsel for the owner of a large full service or convention hotel may consider in challenging a real estate tax assessment upon such a property. Unlike other types of income‐producing properties, these hotels are unique. Therefore, prior to exploring the issues, a brief review of the differences between other income‐producing properties and full service/convention hotels may be beneficial. Then, the two main competing theories of hotel valuation for ad valorem real estate taxation purposes will be examined followed by a historical overview of the evolving case law before discussing the specific issues in greater detail.
