Mr. Allen A Lefkovitz will speak on court and other tribunal cases discussing the valuation of nursing homes from various jurisdictions across the United States. He will concentrate on the methodologies discussed in the various court decisions. Mr. John VanSanten will speak on the different appraisal methodologies for segregating the value of the real estate from the value of the going concern. He will also speak about several cases he testified in where the issue was the market value of the real estate versus the value of the going concern. Mr. David Aronin will speak from the purchaser’s point of view on how they arrive at the value of the going concern and then segregate the value of the real estate from that value. He will discuss how the real estate is factored into their analysis and how they allocate the value for reporting the sale to the state.
