In The Netherlands almost every sales advertisement is published on the internet. These websites present building characteristics and photos of the real estate in combination with the asking prices. This information is, in the context of mass valuation, important both for checking and updating the object characteristics as well as for analyzing the market. The length of the period between the moment the building is advertised on the internet and the actual date of sale is important market information. But also asking prices for properties that are on the market for a long period present information needed for a correct and complete market analysis. For the mass appraisal of real estate all advertisements for residential and non-residential properties are automatically collected from the different webpages using a webcrawler. This information is then combined into one central database that is used for market analysis.
