Abstract
This article describes a method for identifying and apportioning the total value of senior living and long-term care properties between business and real estate and provides insight into individual project values as well. This method, an application of the sales comparison approach, can serve as a check on value estimates arrived at by other methods or, in the absence of data to apply other valuation methods, as a tool to estimate individual values.
