Abstract
This paper addresses the aspect of the cost approach used to appraise furniture, fixtures, and equipment in Texas, including economic lives, depreciation, and cost trending, in addition to related difficulties and suggestions on how to address these problems. The author suggests appraisers consider using present worth principles to depreciate fixed assets and reconsider the use of wholesale trending.
