Abstract
The objective of this study is to see if metropolitan housing markets are sufficiently efficient to capture variations in several quality-of-life factors. The study considers how various factors simultaneously affect average housing prices. After controlling for differences in economic conditions and demographic trends, about half the observed variation in metropolitan housing prices can be explained by differences in quality-of-life factors.
