Abstract
In this paper, we first explain the process of land assessment in Japan and compare it with the North American practice. Then, utilizing our experience, we deal with examination of data, neighborhood analysis, model specification, and ratio studies. Finally, we present our thoughts on how this project could contribute to the improvement of Japanese mass appraisal practice.
