Improving Ratio Studies with GIS and Artificial Intelligence

Paul E. Bidanset PhD (Candidate), Ulster University, Coleraine, Northern Ireland

Session Description

Spatial machine learning algorithms have been shown to provide heightened accuracy due to mechanisms that help account for locational fluctuations in supply and demand. This presentation demonstrates how GIS and artificial intelligence can be used to show assessors where assessed values drift from the market, and by how much, so that simple factor adjustments may be applied to improve assessments and ratio study performance
