Brief Session Description

What is the effect of an effective tax rate? How are absorption, rent rates, and vacancy rates affected by differences in the effective tax rate (ETR) among communities? How do ETRs affect commercial and residential property values? This session will explore the significant impact the ETR has on appraisal work. Participants will learn how the ETR calculated during a reappraisal is being challenged by property owners and how assessors are being implicated in property value declines.
